This is Swanny. I was in BP Podcast 238. I totally agree and have done the same in NE Ohio. I buy undervalued Apartment Complexes in solid C+ and B neighborhoods. I highly urge people that want to transition to 5+ units or more in one complex to invest in a few deals first, where the leads in the deal will explain and teach you what they are doing and how they are doing it.
There are lots of land mines to step on if you don’t have a solid team in place that have been there and done that. Remember, it is just as important or more important who you know. What you know is foundational. However, who you know is the key to have people that will guard your money with their life and teach you along the way!!
I always leave my phones available to talk to BP members from 3:15-6:15 pm. during the week. That’s PST. I live in San Diego. Message me and I will get back to you.

In the next few years I am stepping it up and going for another 800 to 1000 units.
at the moment getting some new Non-Recourse Loans on some of my 3 and 4 yr holdings and taking out more than I invested in them cash out and the new loans have such low interest rates that our loan payments are about the same as they were before.
So, if we take all the money out and get non-recourse long term debt, 10 to 15 years loan length, what is the return? Infinite!!!
That’s why we do this Multifamily Apartment Strategy to become financially Free!!!

When Mindy Jensen asked me to be a guest on BP Podcast 238 back in the summer of 2017, I was extremely reluctant to tell my story.
I really was worried that people would think that what I accomplished by August of 2017 would get people to think that it was something for nothing, instantaneous gratification, diseased type communications would follow.
Mindy convinced me and rightly so, that my story would resonate with many many people that were in the same situation as I was, before I started to invest in rental properties. She said, a lot of people have $80,000 or less W2 earnings. Also, many people on BP could relate to my story of living in a very expensive place (San Diego).
I said yes and never looked back. Now I am approaching 210 units on my way to 1000 units or greater. Many people have told me that my podcast 238 was one of the most viewed or listened to ever. Does anyone have statistics to back that up? Brandon Turner on a Podcast did say it was one of the most viewed or listened to ever on BP. BP also asked me to be in one of their latest books published in Oct of 2018, in the first chapter. The book you can buy at BP is called How to Invest In Real Estate the ultimate guide to getting started.
I left my phones open from 3:15-6:15 PST and I still do to help BP members. I still keep in touch with and have helped many of you to start your journey in becoming financially free.
Maybe I should think about telling how far I have come since Podcast 238 in 2017. Most importantly how I have helped soooooooo many of you to take that initial step to financial freedom like I did on a lowly w2 earned income.
Please let me know out there how I have helped you and if you think I should go on another podcast on BP.

Be very careful. I had a ten unit on Noble Rd. very close to Monticello, was a money pit an 2.5 years after purchasing in Spring of 2015 and sold it losing a ton and got out. CMHA was very uncooperative, the city was very uncooperative regarding removing trash. The tenants were very unpredictable and paying rent was not a top priority. We got out of that area as soon as we could.
Feel free to message me for advice. Right now I own 199 units in 10 apartment complexes, none in the Heights or East Cleveland. On Podcast 238 I told my story about that 10 unit in Cleveland Heights and an 8 unit I had in Shaker Heights. I learned my lesson quickly.
Listen to Podcast 238 to give you an idea of what I went through on my first 2 mistakes.

I have lived in Mira Mesa since 1978. That offer goes out to all member on BP that want to learn or want more info on how I became financially free and you can too. I was also featured in the first chapter, pages 25 and 26 of Brandon and Josh’s book written and published in October of 2018 a year after they had me on as a guest on Podcast 238. The book was called How to invest in Real Estate, The ultimate beginner’s guide to getting started. Seriously!! I love this stuff and I am financially free and am a straight shooter.

Hi Vinh,
This is Swanny. I live in Mira Mesa in San Diego. #3 all the way!!! In 2011 I started investing in single family rental properties and told my story on Podcast 238. I leave my phones available mon-Fri 3:15-6:15 pm weekdays to talk to BP members etc...
The most I ever made w2 combined family income was $80,000 before taxes and I now am a principal owner in 200 units. We now have $180,000 cash flow coming in each year and rising.
If I can do this, anyone can!!
