Since I was mentioned here, I ran as fast as I could from Noble Rd and Monticello in Cleveland Heights and presently have 8 apartment complexes for a total of 120 units in Lake County Ohio, NE Euclid.  NE of the new Amazon and I have one apartment complex in Akron.     Lake County is sooooooooo much more landlord friendly too besides the other reasons already mentioned on this forums thread.  

Feel free to message me for more actual information from an investor that invests in those areas you are looking into.

I also advise Multifamily Millions and his Emerging Markets book by David Lindahl.  Also, I highly advise to talk to investors that have already gone down the road you would like to travel.  

I was on Podcast 238 and leave my phones available to talk to BP members every Mon, Tues, and Fri 3:15-6:15 in the afternoon to talk RE. Also, Wed 4:00-6:15 pm.  That is PST.  I live in San Diego.  

I have 8 apartment complexes and am currently in negotiation for a 24 unit too.  Right now I have 120 units and if I get this 24 unit, I will have 148 units.  You could message people like me and pick our brains.

I had a bunch of single family and some were in my name and some were in an LLC. I had one bank account for the LLC. and the rent checks went in there. It all past through to our personal anyway. I sold all the single family and only own apartment complexes now. Those are all in LLC's.

I love this stuff. I look at all the YouTube videos that BP puts out. Maybe check out Podcast 238 where I was featured. Also, many other factual Brandon Turner videos etc...

I have over 100 front doors in NE Euclid and Lake County.  That's where I would suggest you invest.  I love how Lake County is SOOOOOO pro landlord and the rents you can get for the price that you pay is phenomenal.

I did about 7 apartment complex deals before I started taking investors along.  I wanted to have a track record and was really careful to take accredited investors, friends etc... All of my investors had to read Multifamily Millions by David Lindahl  and understand how a true value play works, where rents are about $100.00 under market per unit in a true middle class blue collar neighborhood.  They know that it is difficult to rush a value play and increase the reputation of a "D" class looking and functioning property in a solid C+ neighborhood.  

I made my mistakes on my own apartment complexes before I took investors and won't make bonehead rookie mistakes again.  As a Catholic School Teacher of PE and Reading, we work on virtues every week, like honesty, integrity, honor, and respect and if I lost other people's money, that would kill me.  I feel like many people taking other people's money out there talk a big game, but when it comes right down to it, the investors are just a number.

Hi all,

I really appreciate all the people that are true investors on BP, no fake news, actually going down the road I am traveling down or have travelled down.  @Mike Rosso, @Mike Robb @Amy Hu, @Cody L. and all the people that have called me for advice and to talk shop weekdays 3:15-6:15, ever since I was featured on BP Podcast 238 and now that I was featured in Brandon and Josh's newest book pgs 25-26, published Oct 29th and sold at BiggerPockets.  It is a great read!!!  I get no royalties or money for saying so.  

Of course number 1 and 2, not in that order Brandon and Josh are at the top of the best, since I started contributing on BP forums, podcasts etc...  

There must be many more out there that are your own personal favorites.  

Let's go BP Nation chime in here for your personal favorite forum contributors etc...
