I am working on my third deal with investor's money.  It gets real really fast.  You need to go with someone that is honest, a teacher at heart, has integrity, and would protect your money like a pit bull.  In the deals that I have taken my money and investors money in, I am guarding my money and their money with my life.  It would kill me to lose anyone's money!!  Don't get me wrong, sometimes it takes longer to achieve all the predicted goals, but that is a far cry from losing money.

Don't accept anything less!!!

I have a 12 unit in Euclid pretty close to the new Amazon on the corner of Beverly Hills and Euclid Ave.  my advice is to go NE of the New Amazon and Lake County.  Lake County is sooooooo landlord friendly too.

Offer them an upgrade or incentive to stay. Maybe wash one room of carpet. Replace a ceiling fan. Upgrade an Appliance that will get you more Rent next time. Give them a new elongated bowl toilet by Niagara. Niagara Stealth that only allows .80 GPF. That would save you money per year and residents love to have new toilets that nobody else has sat on.

I prefer NE Euclid - NE of the new Amazon Fulfillment Center and Lake County.  Demographics, economically, socially, etc... are ideal.  Presently negotiating at about $37,000 a unit  for a 57 unit in Mentor.  Presently I have 7 apartment complexes in Euclid and Painesville and one apartment complex in Akron (total all apartment complexes 120 units). 

I recently sold all my 1/2 Duplexes and single family in Euclid for about $45,000 for each  1/2 Duplex and first purchased them for an average of $25,000 a 1/2 duplex, plus about $5,000 a door fixup each.  Bought those in 2014-2015 and sold for 50-60% appreciation in 2018.
