@Allyson Edwards Do this experiment. Get someone else to call your PM and see if she answers the phone from 9-5 Mon-Fri. Have them leave a voicemail and see how long it takes to get back to them. Have another person leave a text message from another phone number. If I was a potential tenant and the PM I was calling from the ad does not answer the phone, I would just go on to the next ad. Many PM companies say they do not have time to answer the phone. If potential tenants don't show up for their appointments to tour the property, what is wrong with the property? If the PM is answering the phone and doing their job (very rare by the way), July and August are great times to rent out places. So, are you priced too high? After one month the rental rate should be dropped, after the second month in the summer, something must be wrong. Reach out to me if you want me to give you more detailed info on what you should do. @Jen Pothilat I am here in San Diego and told my story of how I invested about 1 million equity out of state through 1031 exchanging little Condos in San Diego for Apartment complexes in NE Ohio on Podcast 238. Fast forward to today and I just told my story one year later on the Old Dawg's REI Network Podcast Aug 13th, 5 days ago. I just placed an offer on a 24 unit at $31,000 a door in the same community I have 82 front doors in close proximity. I just closed May 28th on a 34 unit deal for about $33,000 a door. The future is bright where I am investing. Lots of jobs, new Amazon Fulfillment Center, new manufacturing jobs etc... Just go in with people that have made mistakes and won't make bonehead mistakes again. Emerging markets are where you can still buy from burnt out OLD landlords and reposition smartly, exponentially increasing NOI. Reach out to me soon Jen. I'm sure I can help you. Hi all,

That is one of the reasons why most of my 122 front doors are in Lake County!! Cleveland Water is a joke.  Right away,  tell your PM to order Niagara .80 gallons per minute toilets for about $180.00 with tax, elongated bowl.  The residents love it!!!  Also, go to usalandlord.com and get tamper proof aerators that require a special tool to remove. 1,5 GPM for kitchen sunk and .50 GPM for bathroom sink.  Tell the tenants if they remove, then you will charge them for water.  Shower head Niagara Massager 1.7 gpm.  

You are losing money right down the drain, literally!!!!!!!

Do it!! Do it!!! DO IT!!!!!!
