So you have a contract on the sellers house? Run it by the buyer and see if the house is some thing he or she'd be into. If not the market it at your local REIA.

 Congrats on stepping out of the cubicle! Golfing is the best way to network with the heavy hitters. 

Go to a REIA and tell everyone you meet that's into golf that you can help them with their swing. While you're there working on their 9, ask them about any deals, buyers, they have. They'll most likely tell ou everything, including how they got their money.

She told me that tenants were going to be moving in soon (which I knew was a lie--this property has been vacant too long for someone to be "moving in soon").  She finally very abruptly ended the call with something to the effect that she is buying the property, and they have a recorded land contract. I noted the fact that she said "recorded", as in with the county recorder.  I didn't believe a word this woman said and knew something fishy was going on.  I searched for a land contract on this property on the county recorder site and unsurprisingly found nothing.

I googled her name and found a local newspaper article about a property she owned burning down and she didn't address it nor could be reached for comment. She owns a couple rentals in "less than desirable" areas of town, meanwhile living in a mansion in a nice suburb.

I know this lady is up to no good. My hunch is that she's collecting some sort of property management fee from this couple, and/or telling them it's rented for X and only sending them Y amount that she's collecting from some other property--basically she's figured out some way to profit off this couple. They probably have no idea this place has fallen into such disrepair since they're old and live many states away. I also noticed it was listed on the MLS like 3 different times from about 2005-2009, so they tried selling it in the past.

So I'd like some advice as to what I should do next?  Do I call an attorney? The police?  The real estate commission?  My friend still wants to buy the property so I just want to find the owners and make sure this lady isn't taking advantage of them!

 Send them a hand written letter in a pastel envelope with a stamp and your home address on it(they're old. What are they gonna do with your home address?). They'll open it. If that doesn't work. One of us could visit the property in person. I mean their home. I'm a small thin guy so they shouldn't be scared of me. I've done it before in similar situations. 

As a last ditch effort I would see if they have any next of kin and make your cause known to them. It would be nice to have the kid come help nana.

Atlanta was first on my list, but after some research quickly learned that there are massive amounts of rental properties and it is tough finding any tenant, much less a good one. There is heavy institutional investing in the area and it is tough finding deals there in general. 

Is there any opportunity left here? Where are better areas to find long term buy and hold properties around Atlanta? and if not Atlanta, which states/markets are best?

 Not Atlanta. No deals here. You should try Los Angeles or New York. I don't know how I'll pay the bills. Just put my résumé on monster. You should too.

If you ever need any buyers, I have 200+ from when some one CCed their buyers list and you better believe I swiped every single one.

Where do I want to market to in Atlanta? I'm working with a partner and trying to iron out a farm area. We are looking for wholesale, flip, and rentals. Looking to drop 3-5k pieces of mail a month. 

If you're looking for deals I'd appreciate any help! 

 The Big money is between I75 and I85, above I285. I would say if you every lived here start in that area.

I have attended all 4 of the local REIA's. They are more educational though. I'm looking to start a six person Max mastermind would just wholesalers. We have plenty of networking groups locally. You know what you would call Haves And Wants or bring your deals. This would also focus primarily on wholesaling.

 I have created a web form for anyone looking to join the mastermind. The first six applicants that meet the criteria get in. I don't want this to turn out to be A big group of people. I'm looking at about 6 people.

I'm starting a wholesaler mastermind in Atlanta and I have a form below to get more info. I want wholesalers from different markets so we won't be fishing out of the same pond(some overlap is fine, I don't want all of us in same market).
