I would go to your local REIA groups and attend the Bring your deals meet up. Look for deals your buyers want and then ask that wholesaler if they would be willing to co wholesale it with you.

Find the actual comps with a realtor. Print out each one and show the seller. Say these are homes that actually sold near your house that are like/kind. Now I don't know what the neighbors have told you but these are real because they came from the MLS via my realtor.

If he sees that price on Zilow then tell him, Zillow is not accurate because any one can plug that info into it. The MLS is real because only a licensed realtor can input data.

If that doesn't work you may need to just put the seller into your follow up campaign.

why don't you come down to the Starbucks on windyhill in Marietta at 6pm. A groups of us will be there to network.

You may need to go down to the magistrate court. Go down there first and see if they do it online. It's better if they don't. How many other people are going to be willing to go down there every month. 

Most of these people aren't going to be in the same area code you're in so mailings work best. I would have a VA put them into a spread sheet for you.

And obvious take out all the Managment companies as they don't own the property.

I am not an attorney nor do I have any legal advise for, other than to get an attorney of you own. 

Form an LLC for 99$ and purchase the property with it. Then sell the LLC to your end buyer.
