what's the next actionable step for you to become successful?

I'm checking a service that checks for cash sales and a vacant property search where the owner lives at another address. 

There are 1796 sellers and 

266 buyers. 

Same deal too.

there are 259 buyers and 

1986 vacant landlords 

In Atlantic county. It's a buyers market all right.

any time. Usually I see a BP post about what ever I'm looking up. It's rare when you don't.

I'm not sure where you guys are looking but I'm finding deals all over. I even got a house for a $1. I don't buy unless it's at least a 10cap.

the most unconventional I seen so far it getting. The mail man(or woman) to keep a look out for vacant houses

Some others are

1. Street sign guy

2. We-buy-junk-car-like signs

3. Door knocking(not reall in-conventional) 

4. Bath room church flyer

5. Mail man house hunter(as stated above)

6. (My personal favorite) plain white t-shirt.

why don't you search craigslist or the market place for deals. See who pops up the most and give them a call.

the real question is are there cash buyers in your area. What city are you in?

I have tracked several foreclosures recently in my target market and pulled up the records to find that they sold at more than 95% of market value!  Its just baffling....

 And they could see the inside and won't have to bid. That'll jump on it.
