plug the address into rentometer.com and see what the rent is. Be sure to plug in 4 bedrooms and add another bath to the repairs.

 Great. I'm lucky enough to have an easy western to work on. Plus you can search by name and find all the properties they own.

You need to think about what motivates a seller to sell their home. Once you know that you'll feel me them anywhere. 

I've done bandit signs, direct mail and tons of other stuff but mail in the mail box gets them every time. 

Some ways I find them are

1. Plain white T. I wrote I'll buy your house! And then your google voice #(so they can't find out where you live)

2. Probates. You can go to the court house and look around in the book in the probate court for defendants from 2 months prior. Send them a condolence letter. 

3. Carry a pad in your car. When you see a house for rent. Write it down with the address. Call them later to see if they want to sell. Call them each month to see if they got it rented out. If so mark it out. 

4. Comb craigslist. It's free so you can't complain. You can use ifttt.com to scrub CL for free! And send you an email of the post. This was the FSBOs show up in your inbox. 

5. Print out flyers on card stock to hand to the mailman(or lady). Put, if you see any vacant houses on your route write down the address. Email them to (your address). I'll pay you $500 when I close.
