I agree with @Kevin S. ....have a prewritten response (I like yours, I will change mine up a bit). I just copy and paste it to each inquiry. On FB marketplace there is a button the person can push that says "is this still available" and the message goes directly to you via Messenger. People hit that button and then never reply again many times, or ask the same questions that are all answered in the listing description, its annoying.

I use Zillow and Facebook marketplace. On the one I just rented I had 50 messages from marketplace and 17 from Zillow. So don’t leave out FB marketing. In our market agents don’t use the mls much for rentals. I’ve only put one on the mls ever and only had 2-3 calls compared to 10x that with FB and Zillow. I use Zillow applications for credit and background.

It’s rare. Higher end homes have them sometimes and in some neighborhoods. I don’t personally know anyone who has a sprinkler system.

Yes (I own/manage rentals). Add on top any school referendum taxes as well for certain areas that have passed those.

The subdivisions to the West of Raceway Road are all Wayne Township Schools, I would say they are less preferred because of the school district for those who have kids.  To the West of Raceway Road, those subdivisions are all Avon Schools. Taxes are higher, but better appreciation most likely. I've bid on a few sheriff sale properties in those subdivisions, but gotten outbid on those thus far. Many of those Avon school ones on the border do have Indy addresses so it might have some stigma for buyers because the address is not Avon/Plainfield. The homes definitely sell on the lower end of the Avon price scale.

@Tushar P. I see the neighborhoods in your original post. What are you looking to do in those neighborhoods? Rentals or flips? A mix of both happen there, but most foreclosures end up being rentals in those areas.

I leave close by to this area and Avon/Plainfield towns are both in this area you mentioned. Yes it’s a poplular area. The neighborhoods just east of Ronald Reagan Parkway are mostly Avon schools and sell/rent well Even though some have Indianapolis addresses. Avon just had a sizable school tax kick in that is added to property taxes this year, so pay attention it.

Hi, I am next door in Danville. I have done several properties close to you at Heritage Lake. I've never heard of any groups in our area, there are a few in Indy, but I have not been to them. Let me know if you would like to meet up somewhere around here.

Yes, this is true. Property taxes are 1% of assessed value for residential, and 2% for rentals, plus all the deductions fall off. When I changed my wife's old house before we were married from Res to Rental annual property taxes went from like $900 to $1900/yr.  Additionally, the property I have is in Wayne Twp, which passed a school referendum, so I had to pay double on it. It jumped like $600 more a year or two ago.
