@Cal C., the agent is REQUIRED to present all offers to the seller. She is breaking her fiduciary responsibility to her client by not presenting all offers, thereby breaking the law. (In my state, anyway.) She can and should be reported to the state licensing board.

You said that wouldn't be a good idea. It is a bad idea for a bad agent to continue to practice. Low bids are a part of being an agent, and if she can't handle them, she shouldn't be in the business.

@Amanda Davis, installing cabinets, painting, laying tile does take a certain amount of skill, but it is mostly go slow and do it right sort of skill. Make sure it's level and plumb and if it isn't, redo it until it is, type of skill.

@Charlie John, the homeowners didn't sell you a house worth $340 for $100. They sold you a house worth $100 for $100.

A house is only worth what someone is willing to pay for it. 

The house that sells for $340, isn't the same house you bought.

And yeah, if you can find a deal like that in my neck of the woods, I'd buy it in a heartbeat.

Talk to local title companies about O&E reports. These cost around $5, and should contain most of this information.

I second what @Jean Bolger said. I see no benefits to even both of you having licenses. I am licensed, my husband is not. He is simply my assistant, and therefore can show houses to clients - but cannot recommend a price to offer or help with negotiations in any way. 

I don't think you should both become brokers. You should have some time to decide this, though. Does your state have a minimum requirement for being licensed before you can become a broker? In CO, it is two years.

Not being an expert in this situation, and this is not legal advice, it sounds like someone made a mistake, and the bank is going to be out that money. Sometimes it happens.

You say the attorney called you and ASKED if they could refund and cancel. You said no. Then she threw in "attorneys and courts". Sounds like she is trying to get you to cave. 

It is my understanding that you won this bid. If you wanted to back out of any other bid, the bank would most likely say no. Someone made a mistake. This is business. This is what happens when you are late.

Thanks, @Russell Brazil. How about if the tenant leaves, either midnight move-out or scheduled move-out, and doesn't take everything with them? Garbage is obviously just tossed (document with pictures!) but what if they leave actual items of value? Is the landlord required to store these items for a certain period of time, or can they dispose as they wish?

I am looking for how Maryland law handles abandoned tenant property. I can't find any reliable sources online. I am looking for information about storing the property for any length of time, can you dispose as you please after that? Does money get turned over to the state after sale, etc?
