@Leigh Ann Smith, I don't know what the going rate is, but I am going to the North CO meetup tonight, which is where I first met the guy with the tiny house and the tiny house park idea was formed. I'll ask him if he knows.

Hi @John Polvino. Welcome to BiggerPockets.

I have never been to Buffalo, but my neighbor grew up in Cheektowaga. She isn't very optimistic about the Buffalo market. How do you think it looks? Is there a market for these services?

I love the "whole package" concept, but are you offering what people are looking for? I believe rentals are popular in Buffalo, have you thought about offering Property Management services? A good property manager is hard to find, so that could be a great niche to fill.

You said "I hope" and "I think" when referring to numbers. What happens if that doesn't work out? Now is the time for due diligence. I hope you get the numbers you are looking for, but make sure they are realistic before you own it, and discover they aren't.

Since he has texted you asking for you to stop calling, just remove him from your list and move on.

In the future, if you receive any angry calls, simply apologize and tell them in a kind voice that you will remove them from your list.

It isn't a crime to send a letter to someone.

@Wesley Pittman, congratulations on the purchase. 

While you are thinking outside the box, why stop at just one tiny house? I know a guy locally who has a place to park his, but says that many people can't find a place to park their tiny houses. Could you fence-in part of the property that is currently unused, and create parking for more than one tiny house? Maybe a small tiny-house mobile-home park? A tiny-park?

Definitely look into zoning for that, don't get in trouble! Providing sewer hookups and electric connections could be a small investment that yields huge rewards.

@Gloria Duran, I am a licensed agent, and I took the classes while I was a stay at home mom. If you are working 11 hours a day, 5 days a week, you may not have the time to devote to the classes. The classes cover topics that may be unfamiliar to you - I've been investing since 1998 and was still surprised at all the stuff I didn't know before the classes.

That said, if you feel you can devote the time to it, there are two portions of the test, the National and the state. Each time you move, you would have to learn and take the new state's portion. Not sure if you would also have to re-take the national portion. Once you have been licensed for two years, most states have reciprocity with each other, and that allows you to only take the state portion of the exam going forward.

It is certainly worth looking in to. Like @Account Closed said, you could serve a very specific niche. I took classes online, and they allowed me to go through the course at my own pace - I had up to 1 year to complete the classes, and even that could be extended if I made the request. Colorado is 168 hours of classwork.
