@Remmy Vernon, yes, send it to the address on file. It if is delivered to the rental unit with no forwarding in place, take it out of the mailbox and put it into your file on this tenant, as proof that you tried to give notice.

Some of the best advice I ever got was to tell everyone you know what you do. This came from a guy who wears a name tag proclaiming his realtor status everywhere he goes. Anytime people ask him about it, he tells them. 

The name tag was the big thing. He says people ask him all the time about being an agent, simply because they see the tag. Wear it always, and keep plenty of cards on you when you do.

@Tyler Merrell, there is a difference between building from scratch and remodeling. In many municipalities, remodeling the property yourself is allowed if you are going to live there afterwards, but if you are flipping, they require you use licensed contractors - especially for things like plumbing and electric.

I don't think preapproval is what you need, I think you need to talk to the lender and ask for specifics. A construction loan is different than a traditional loan. I've never used a construction loan, so I can't give you specifics. I know there are certain points that have to be hit before you can get a draw, and inspections that have to be passed.

Contact the first poster in any of these meetups for more information. Also, set up your keyword alerts with at least one for your target investing area so you can keep up with conversations about your market.

Podcast 48 with Darren Sager offers some great advice for taking rental property and 'hardening' it, specifically what types of materials last a long time. 

There are some other great podcasts, too. Podcast 10 with J. Scott is a great one for flipping.

Play those while your husband is around, maybe that will convince him for you...
