Are your looking to cash out refi? Or you already have loans at 75% LTV?

Are these homes under an LLC or personal entity ? How long have they been performing?

Your going to have to find a local portfolio lender or a private lender sort of like a hard money lender,  that will want to see a per business purpose real estate loan. 

Im sure others on here have alot more experience than I would

How do you overcome this or should we wait until the vehicles are paid for?

By the way we are looking to flip a property when this time comes.

 Take on the debt. Think of a strategy that will pay your cars and mortgage with the cash flow if that is your biggest concern. The time and effort to learn and make money in real estate will out way the amount of focused time and effort you will put into getting your debt down with the right mindset.

Don't hold back! Go for the gold and believe you can achieve your goals! Turn that excitement into action and a learning experience. That excitement will be your motivation to get the first deal done so let it ride!

You mention that they won't hire out of state?  I'm not sure I understand this.  What industry are you in and why do you believe they won't hire you just because you don't currently have an in-state address?  

Garrett As a mechanical engineer. I found it hard but not impossible to get a job in the aviation industry with boeing and I was picky at the time with no experience in the field.  If you are ready to go all out not really care about pay, benefits and relocation, and be exactly in seattle, get with a contracting agency like aerotek out there and they will get you in somewhere fairly quickly with a big company or supplier in any industry than  seek out a something more suitable for your lifestyle. LinkedIn is scattered with recruiters that get paid by finding engineers like you. Put a resume out there and stay hungry
