Post: My first deal!

Hey guys I figured I would come in here and speak about my first deal as an investor. I got a pretty good HUD deal that didn't need very much work at all other than paint and a few other minor things. Bought it at a good price, did a little work, and slapped it back on the market. Within a month I had it under contract and set to close at the end of this month! Im also an agent so I was able to get the commission on the buying side and save on the listing side!

Purchase Price: $94,000

Rehab: $3,000

Contracted price:127,000

Holding costs and agent fees: ~$5,000

Im excited and looking forward to my next one but I don't think I'll luck up and find one this easy again. On to the next one!

Same here. I had some things come up that I couldn't move around and ended up missing as well. From anyone who went, how was the meeting? How was the attendance?

Also you must be doing the mentions wrong. When you do the @ for a person you have to start typing the first few letters and then wait a second and then a box comes up at the bottom and you click on that persons name. I just happened to stumble back to this thread and see that you had tried to mention me!

Welcome Brett! I'm in the Birmingham area and have not yet bit the bullet on my first investment property. I did put an offer in on a house a couple weeks ago but that house was a special situation and I'm still waiting to hear back whether they accepted it. I'm a realtor here so if you want to look at some properties or get more info let me know!

@Ramon Jenkins Basketball season went well but I am officially done with basketball and am now a Realtor/Investor! I've already bought J Scotts books and I live on his website too.
