I guess I just don't have a solid buyers list right now and if I were to get that house under contract I would have a hard time flipping it since it's in a certain neighborhood. But you're right @NA Jones I can just lowball and then also tell him I sell to other investors and then try and flip it and if no success then let it go.

Hey guys so I got a list from listsource with certain criteria and some of the homes that I ended up sending letters to are not homes I am interested in at all! As luck would have it, those are the ones that always call hahaha.

My question is when those people that call and tell you where their house is located and you automatically know that is not an area that you are interested in(War zone, bad part of town) how do you tell them you're not interested in their home when you in fact sent them a letter asking about their home!

Clearly some of these tax evaluations are off in the county because my criteria I searched for was homes assessed over $75,000 and I'm getting all kinds of garbage that I didn't think would show up in my list!

@Rick H. It's always an honor when you post in my thread! Seeing the success that you've had in your career, I strive to make it to where you are one day, so the words of encouragement and motivation are greatly appreciated! 

I definitely learned a lot through this excursion but I would love to find some more homes with problems like this because I look at myself as a problem solver and am willing to put in the time and effort to one day extract a $500k equity deal too! Thanks again Rick.

@Rick H. Very true. I'll just check to see if they hold property like you said and send them a letter and see what happens.

I've searched the forum and I'm sure the answer is out there somewhere but I figured I would go ahead and start this thread since I can't find it.

When I go pull probate leads from the courthouse I have the option of looking up the Administrator, PR, or Executor. I normally just pull the PR leads but should I be pulling the other two as well? Each one of the three show a different decedent so I'm wondering if I should be marketing to all three rather then just the one?

Any insight anyone?

I, too have Lead propeller now for a little over a month and it was a breeze to setup and I actually enjoyed the process. Danny does make it easy and he also has a lot of the wording already on the website which is useful. Obviously you can customize and change it to your liking. Now that I have my website I need to do the things necessary to drive traffic to my website which I will begin here in the coming weeks. I recommend this to anyone on the fence and wanting to jump in the game. Remember though, just because you have a great looking website doesn't mean you're going to automatically start getting leads...but it's a great start.

Actually I don't even know what to search for! I typed in Lot merger regulations for my state, county, or city and I can't get close to anything. Any suggestions?

@Wayne Brooks @Simon Campbell  I have an update on this issue.

So this whole thing is just UGLY and I'm leaving it alone. I did my detective work and tracked down the son of the lady who owned this home. I found his home address and rung the doorbell and his wife answered. She looked very weary and I asked if she knew who the homeowner was and if there was anyway she could help me get in touch with her. She shook her head and closed the door in my face. I knew something was up but obviously I can't knock on her door again. I left my business card with her and that was that.

I went the neighborhood the home is located in and knocked on neighbors doors to see if they could give me any info. No one was home except for the lady who stays right next door and she told me she didn't have a good relationship with her because she had a lot of dogs and cats and they all just tore up peoples homes and vehicles. She also told me the woman died which I guess is why the home went into foreclosure. She was not able to give me any information other than that.

While driving I get a phone call and it turns out to be the husband of the lady who slammed the door in my face(The son of the deceased woman) and he was not happy. Apparently I was not the first person to try and contact him. He has been receiving letters, phone calls, and people coming to his house and he doesn't know why all these people won't leave him alone about his dead mother. I felt bad about the whole thing but I asked him if he wanted to know why all these people were contacting him and he did. I explained everything although he was still not happy, his disposition did lighten up a little bit. He told me the other two people on the title, his sister and another woman, that he has no relationship with them. When his mother died they didn't want to help with anything and wanted nothing to do with anything so he told me he can't get in touch with his sister and they don't have a relationship. The other woman on title lives outside the country and he doesn't know how to get in touch with her. I asked would his sister be motivated by money because I could pay her something albeit not much and he said nope. I ended the conversation with if you want people to stop contacting you the best way I know how is if you help me get in touch with these people if you find a way in the future. That was that.

To cut a long story short, I figured out what happened with this whole thing. The deceased woman and the other two on the title owned the land in 1984. Over time they refinanced the land or something to that effect. When they built the house and got a mortgage, they only got a mortgage on 3/4 of the lots. How the bank couldn't see how that would be a problem I dont know. Thats why the bank could only foreclose on lots 13-15 and not 13-16 because the previous owners own lot 16 outright. As I mentioned earlier.......UGLY!

I dont think that home will ever be able to have clear title. Maybe 10 years or more down the road if that. Nonetheless, I'm moving on to spend my time finding other deals!

Thats my plan. The hard part is getting in touch with the previous owners. I'm doing all detective work I know to do and coming up with nothing. I think I might go knocking on neighbors doors tomorrow and some other leads I have. I'm willing to offer the previous owners a small chunk of change with the contigency that I close on that home and if they agree then yes I will try and nail the bank by getting a large discount. I will update here in the coming days.
