All Records of repairs and maintenance of property from 2012 are available. This property has a good rental records with long time tenants.

818 Phillips Ave has 2 units with both units rented. A property manager is in place to handle the duplex.

Congrads, on your success. You have some great decisions to make, I think the apartment might be the better decision, because some additional in from laundry rooms, and other incomes around the units can produce. Plus You can raise rents in the future. Just my thoughts.

Great way to start, Are you purchasing in your name or forming a LLC to purchase the multifamily? If you have a bank you use try them first? If your not comfortable with that, there is many lenders available. I'll do some research and provide a few for you. I know homepath.com is Fannie mae and they will can help with FHA loan and bundling it with a 203k. I hope this helps.
