Hey @Stephanie Garcia I would not recommend calling the bank to discuss anything. Get the statements from the Seller, catch them up on the payments and just move forward.

Hey @Chantel Green you generally have to send out mail in large enough quantities for it to have any meaningful results. You can't send out 10 mailers and expect results. Your mailers need to be in the 100's or 1000's to see the kind of results you want. To get 100 seller leads, you're generally going to have to contact multiples of that...even in the case of contacting For Sale By Owners! 

If you do want to spend money and set up a website, you can check out https://oncarrot.com/ They have turnkey investor websites you might be able to use.

I think @Rick Baggenstoss's advice is great for making offers. Figure out your exit strategy and then back into the numbers. Good luck!

Hey @Tommy Tran! Welcome to Bigger Pockets as well as to the Atlanta area. This site is fantastic and has been a wonderful place to learn more and network with others involved in real estate investing. To be frank, it has actually been a better resource for me than the local REIA. Your sister sounds like a smart woman if she is bringing you in so try and learn as much from her as you can.

Hey @Eric Feng I have a fantastic inspector. His name is Richard Chastain and he is with Buyer's Protection Group. Just call their number and request him. He is fantastic and incredibly detail oriented. His reports are also superb!

Hey @Tommy Spivey that has been my experience too. You can try looking for real estate agents who are investor friendly but it can be pretty difficult to find them. If you're looking for fix and flip type deals, you might want to try sourcing the properties yourself, networking with other real estate investors and looking at wholesaling inventory as well.

Hi @Anna Watkins I was unaware that this was even being proposed. For the most part, people do this sort of stuff to try and increase property values so I'm generally not against it. The bad part though is that it can typically result in higher taxes and crappier services. Obviously I am making generalized statements but I hope whatever ends up happening is for the betterment of the area as a whole.
