There are a few but most of them want very near to 90-100% occupancy, newer homes and most want them in the most desirable areas - most times, they are very picky. I've heard that some lenders say they can do 90% financing but it seems a little fishy to me - the terms may be pretty ridiculous. If it's a turn around park and less than 50% occupied, most times private money is the only way to go. Hope that helps!

Wow, that's a lot of $! It's best to go out and find deals for other investors - you can meet them at your local real estate club or here at Bigger Pockets ;)

Most times, they will tell you what they are looking for and their criteria. I started out looking for deals for investors - bird dogging and wholesaling. It's a great way to learn the market and get the experience looking for deals. Hope that helps!

I started out finding deals for investors - bird dogging and wholesaling. If you can learn to find deals and put them together, you'll be very successful and people will start coming to you - not everyone knows and/or has the time to go out and look for deals. Some people have more money than time while others have more time than money. It's a very useful skill and a win/win situation for everyone. :)

Honestly, it's a business that needs to be learned. I've met park owners who have lost a lot of $ because they don't know the business. To learn the business, I'd recommend reading up about mobile home investing and then going out there and doing a few deals to see if you like it. Some people I know have done a deal or 2 here, and didn't like the business. It's better to do a few deals first, see if you like the business and if you do then you can look into buying parks. That's a good idea. In the past, I've usually gone with managers who are affiliated with the national association of residential property managers - they have a special certification program. I've had to interview a lot though when looking - went through 30 interviews one time! For me, personality has a lot to do with it too - people have different ways of doing business. Looking forward to the new forum! :)

Hi Matt, I've never used GoDaddy to make a website. Though, I've used YouTube for videos and placed my YouTube channel link on my website. I'm finding YouTube pretty easy to use. Hope that helps!

Most of the deals I find are through networking - just being out in the field. I've used craigslist on and off, it's been hit and miss. Hope that helps!
