I didn't even know you can assign contracts for apartments.

Hello Leyla,

If you are looking to wholesale a property, it's better to find a property that is off the market. That is my opinion. There are many wholesalers in Sacramento with properties that are not yet on the market.

I would suggest that you, as a beginner, work with other wholesalers who have properties. Find them cash buyers / investors. Then, once the seller and investor are both in escrow, you would receive a commission from the assignment fee.

That is what I did with a property in Phoenix AZ. A wholesaler had a property under contract, and I brought him the investor. In turn, I received $5000 when they closed escrow. 
I'm also quite new to real estate. I've only been learning since June, and that deal I mentioned was done a couple weeks ago

@Yvette V. Sounds like you have a great opportunity! Do you still have this property?

I agree with @Jeremy Davis . Since you have a property near Atlanta, I would go on google and search the criteria "we buy homes atlanta" or "sell my home atlanta" or "we buy homes georgia" or "sell my home georgia."

I love Myhousedeals! Althought I have not yet complete a deal found from the website, I'm sure I will soon. I've only been learning real estate since June and co-wholesaled my first property in Phoenix AZ.

Where do the majority of these deals come from? Wholesalers?

Hello everyone!

Indiana is a great state to own rental income properties. My business partners and I have done numerous fix&flips and buy&holds in the beautiful city of Fort Wayne. Just recently we acquired a turn-key property for $30k, which produced $6k yearly net income. We love the ROI% there. There are always plenty of opportunities for turn-key income properties. You just need to know where to find them ;)

In my opinion, I would start a corporation and build commercial credit.

Then I would use that to invest in real estate.
