I agree with everyone.

My last deal was a co-wholesale in Phoenix, AZ.
A wholesaler had the property on contract.
I found the cash buyer.
He sent me $5000 when escrow closed.

I love working with other wholesalers.

Sometimes I have cash buyers but no deals.
Sometimes I have deals but no cash buyer.

@Tyson Cross @Johnson H.  Yes true indeed it is competitive in SF.

I'm working with an agent who has an off market property in Alamo Square looking for an cash buyer. Most of the investors I've shown the numbers to say the projected ARV was too high for its neighborhood. The comps that are located just a few blocks away are the same price though.

One of the investors said that a 4bed/3bath on one block could be $2mill but a similar 4/3 on another block would be worth $3mill...

Very interesting market in SF. Location... location....... location.

Welcome to Bigger Pockets. I'm quite new to real estate also, only been studying since June. I have connections to several investors who are looking to buy properties cash all over LA. Mostly off market properties. There are great REIA's and you could see when they have meetings on MEETUP.COM. That's how I first met my mentors.

Hello BP family!

I'm helping a lady who has an property on contract find a cash buyer for the deal. She agreed to give me 25% of her commission once the investor closes the deal. I guess I'm bird-dogging for investors.

What type of paperwork would I need to solidify the agreement?

Are you trying to buy the contract from a motivated seller, then double close it to a cash buyer who will use it as a buy and hold?

@Carlos Velasquez have you considered investing in single family buy and holds? they tend to have a higher ROI, with a lower cash buy price.

When you are wholesaling...

do you show properties to cash buyers, even if you don't have those properties under contract?

then, once they have interest in a property in your list, do you then get the property under contract?
