@Rob Dowsett my pleasure! We use historic Airbnb data provided by Everbooked (they're a fantastic company). 

I do now know what the general lead time on booking is. I'm assuming it'll vary by market, but here is some info I found that might help!

@Erica Muller, I apologize that I don't know the answer! I don't work for any of the companies above, so I'm not entirely sure what is included in the commission & when it is charged. I think the main point of the graphic is just to show how deceiving commission rates can be when comparing property management pricing because each company includes different things and charges various added fees. 

I am not a property manager (nor do I work for one), and my company helps owners compare prices by having managers bid for business using the same standard contract (meaning no additional fees).

@Laurie Devegter, I agree completely. Also make sure you know exactly what their responsibilities are (as well as yours). Recently saw this graphic online. While some of those commission rates look sky high, it does a good job with outlining some of the many fees a property manager could try to charge you.

Hi Craig! My company has a free rental grader that reports estimated rental income, the nightly average, and the occupancy rate based on historic Airbnb data. 

We've had realtors use it to help sell homes & give homeowners a better understanding of what they could make, and I can shoot it over to you if you think it might be of use!

@Rob Dowsett just checked our data (we have a free rental grader that we use to estimate rental income), & it estimates a 73% occupancy rate in Kissimmee. 

If you want to use the grader, I'd be happy to send it your way. It'll ask for your phone & email address, but you can use fake ones if you're not looking to have someone from our team contact you about finding a property manager.

@Rob Dowsett Ah, the project is still on (although it has changed significantly)! Is there anything region you wanted to see data for in particular? I don't believe we have average occupancy, but I may be able to pull something else.

Hi Tobey,

It sounds like you're off to a great start! I work in the industry helping people find and compare local property managers, and there are a few questions we recommend people ask:

  • Does the property manager use dynamic pricing?
  • On what platforms does the property manager advertise? 
  • What type of insurance would I need? 
  • What is included, and what fees will be charged? (e.g., In our marketplace we make managers bid using the same contract, so cleaning, maintenance, etc. is all included & there are no extra fees). 
  • Is fixed rent an option?
  • What are the owner responsibilities?
