Anyway you can consider casting a wider net? All 3 options are weak.
We usually like to get anywhere from 5-6 qualified candidates.
They must have:
- credit score of 650 or higher
- clear background check
- 1 - 2 strong references (past landlords or employers)
At one of our 2 family homes we do except Section 8 tenants. Overall very happy with the program. If they loose their job we still get paid for a large portion of the rent. However your unit must be inspected yearly in the state of New Jersey. Just something to consider.
For screening tenants we found Cozy.co to be great. Applicants have to pay a nominal fee for their credit and background checks.

@Roy N. Thanks for the feedback. Currently have 3 properties, totaling 5 units. Future goal is to acquire more properties. For convenience I would like a master key setup. Do you use a locksmith or manage the changing of locks? Do you stick with a particular brand of deadbolts and locks? Thanks.

Currently use the Kwikset Smartkey System for a property but thinking I should spring for a locksmith and master key after watching this video. https://www.youtube.com/watch?v=sR-h64WwfW8
Thoughts?

Thank you Judy and Otis. Had my realtor run comps and she was able find a few matches. Unfortunately they are less then what we were hoping for considering the purchase price + the amount of money we put into the place.

Appreciate the feedback BP! The house is in South Orange. Quickly review current sales via Zillow for Millburn, Maplewood, Livingston and Montclair and nada. Going to reach out to friend who is a realtor to see if she can pull some past sales within a 12 month period. Any other suggestions / thoughts?
