The blogs are read by a lot of people. Its much easier to manage your blog there than it is to manage your thread here in the forums. Again, linking back to it and making mentions of it here in the forums will be fine. Just like with any blog. If its good and you nurture(is that a real word?) it. You'll reach enough people.

One big advantage I've been able to utilize in transition into multi-fam myself has been owner carry.

At minimum, I look at 4plx's. I know what they should get in rents in certain areas and I know what the buildings should sell for. A lot of time, sellers I've come across have tenants at much lower rents than they should have. I like those because I already see an upside in monthly rents right off the bat.

For me, its a transition of mindset of investing for 'equity' with SFR and more into 'income' with multi-fam. For me, its been worth it and I'll continue to do it at a reasonable and manageable pace.

Welcome to BP and congrats on the beginning of your journey.

There is a plethora of info and just as many different opinions. Purchasing your own home first has many advantages. Buying a duplex and renting out the other half has advantages etc..

A lot of methods and strategies to use. Its best to spend some time educating yourself, using the search function here and of course, ask questions and try to understand the answers you get, will vary depending on the person giving the answer, their experience and their market they're use to. What works in other areas, might not be best for you in your area etc..

Most importantly, stay active, engage in conversations here and absorb as much as your brain can handle.

I've heard this before. Its not surprising when you see and hear of some of the deals to be had. Texas would be the state I would venture into if I were to poke my neck out of my state. For now, I'll hang tight though.

Like Justin already said, the Phoenix area(we call it the valley) is really hot right now. You've really got to put in a lot of work to find deals.
