1. I would personally introduce yourself as the managing contact for the building. In some states, its not hard to find out who owns the LLC regardless of a P.O Box. But, personally, I wouldn't openly be telling tenants you own the place.
2. I like it. Hopefully you've budgeted for it and it all works out great for you.
3. Best answer is 'it depends' and 'I'll let someone else chime in'
4. If you can get it, get it. Not sure I'd bet the bank on it though. Proceed with caution and have a plan B is what I'd say if we were sitting down drinking a cup of coffee throwing ideas at each other.
