You should be fine since I initiated the plea for help. You should do something similar to Brandon L. in his thread to gain exposure to your skills without coming off as sales pitchy. I'm sure you'd have enough volunteers/test subjects.

Due to the recent thread by Brandon L. I've been inspired to get back into video/branding/lead generating site.

Its been a while since I've done any of it. Last time around, I just simply either hired a guy from elance(ended spending waaaaay too much money) and had a basic free wordpress layout.

I own the domain of my choice, I simply want help with a very easily navigated landing page with video. I'll handle the video, the marketing etc... Just need someone with more skills than I have to help set up, structuring and whatever other technical term I'm unaware of.

In this scenario, my exit strategy would depend on the amount of work it needed.

Lipstick on a pig = MLS
A full makeover with pedicure and manicure = wholesale it

Either way, I wouldn't concern myself with the amount of title transfers as I'd be out of the picture by that point anyways, moved onto the next deal.

A summarized version of your post to me seems like you want to take lump sums of your profit in rehab flips and apply them to long term rental properties?

I'm not nearly as good as Jon Holdman in the math department but the strategy itself is more than reasonable. It is the same method in which I acquired most of my properties. I took the profits and either applied them to cash purchases of rental properties or paid down/off the properties I acquired through Sub2 and owner financing.

For me, its the strategy I feel most comfortable with. If this isn't even close to what you're speaking of, my apologies.
