True Statement. I know others in the thread were giving advice with the best intentions. I just didn't want OP doubting herself after reading their advice.

Lisa Goodwin, Do you mean the Air Force base? You should be given a pamphlet. I believe its either required for any property in Surprise or just withing a designated area. I wouldn't let that deter you as its to be expected from everyone who chooses to live in Surprise.

I don't plan on having actual video on CL as I don't think that is even possible. The idea is to save a screen shot as an image, upload the image with a hyperlink directing it to my site where the video itself will be played in an attempt to capture the lead.

Other ideas would be to take several different popular images of 'We buy houses' etc... while not my favorite idea, still, uploading them with the image linked to my site where, again, the video plays, instructing them to submit their info.

I'd like to see what others are possibly doing using CL as an attempt to capture seller leads. I know, or assume, that CL is indeed flooded with crap like this. My thinking is, once I have a decent number of different images, ads etc... I'll be able to simply go into the CL account and hit the re-post button so that it won't take too much of my time.

With our inventory so low and prices going higher in general across the valley, I wouldn't pass on a 82% so quickly.

If this property is here in my neck of the woods then 82% ARV isn't bad at all considering.

Lisa Goodwin, if you send me a message with the address, I'll be able to give you a 2nd opinion on value and what rents could/should be. Just knowing what typical rents are for your standard 3/2 2 car garage houses in Surprise, I'm willing to bet you're going to be in the $900-$1000 range.

I'm interested in hearing, seeing and discussing current craigslist techniques to acquire seller leads.

Not interested in buyers, I'm going to be the buyer. I've been down the road to manipulating CL to acquire buyers/wholesalers etc...

Idea is this, I'm getting my simple landing page/site/lead capturing or whatever you want to call thanks to Jerry Puckett and b/c of the inspiration to get back into marketing, specifically, video marketing thanks to Brandon L.. I'd like to also create some sort of html coding with a screen shot similar to an article written here: http://www.biggerpockets.com/renewsblog/2009/09/10/embed-youtube-videos-craigslist/.

I hope you see where I'm going with this. If you're willing to share, post up whats working for you, maybe a link to an existing live link on CL or an image of what you're using to drive traffic. Verbiage, layout and anything else that you feel is helping you.

Lastly, I know, at least in my market, CL is flooded with crap. I'm just looking for whats working with you in hopes that I may take small pieces and put something together for myself currently. CL won't be a driving factor but with their repost abilities, once I get it all set up, I don't expect to spend anymore than 5mins every few days.

After having spent some more time on it, I'd like to put a suggestion into the suggestion box.

Top right tabs: blog archives and explore the blog. I like the blog archives using just the titles and links but I'd like to see when clicking on the explore tab, opening up to choosing a category or tag cloud of sorts.

I explored the blog using the tab and was getting taken back, waaaaaaaaay back to random articles throughout time. Some of which are probably not even relevant anymore.
