It will help you gain experience at being a realtor. Larger franchised brokerages are typically not pro-investor or investor/agent friendly. Unless you're very strong in the will power department, you'll easily be steered away from investing and get caught up in traditional realtor activities.

You will gain experience in things that J Scott mentioned, closing procedures and probably a lot of 'marketing' techniques among a few other things that could probably cross over into investing.

My honest advice(I am both an active investor and licensed agent) is if you're new to real estate all together, don't consider getting licensed until you've got a handle on being an investor first. Also, if investing is going to be your long term 'career' choice, find a local, boutique brokerage that is heavily invested.

I'd just like to say that I've had the pleasure of meeting the OP the day he started this thread I believe. Very smart young man with what I believe is a very bright future ahead of him.

I for one, am just glad I got to meet the man who has gotten so many jimmies rustled so seemingly easy.

Now, my personal answers to OP's questions:

- Yes, but NOT the proverbial 'passive' investing. At least, not at first. I used the constant flow of lump sums to fund my future, if that makes any sense.

- I believe, 26 or 27 and I can't answer the 'financial independence' phrase question. I just simply believe we all have our own definition. Of which I Believe, was a topic of discussion a long time ago here on BP that might have also turned into a thread similar to this if my memory serves me correct.

- For me? nope. For you, maybe. Questions like this that are going to be varied answers from varied investors(passive or aggressive/active) from varied markets with varied experiences. If questions similar to that are asked without being asked in a very tightly specified manner, it has the tendency to bring out everyone and all the variable answers. Sometimes, that cause jimmies to be rustled as you may have noticed.

Disclaimer: I'm not bashing anyone. I haven't actually read through the entire thread. I only noticed this thread was getting super popular after the last page. Sorry if I missed some good arguments beforehand. I only opened this thread because I remembered meeting Jared Vidales earlier that day or the day after(I can't remember specifically) and thought he must have said something interesting to get such a response from everyone.

I think logically, short sale is indeed the better option for both of your sellers. Like Robert Lett was getting at, nowadays, its just not as easy or profitable to short sale flip(at least in my market) and yes, you should expect to close/fund it before reselling it.

For me personally, these would be ideal for me to just try to list them as an agent since getting my license and still making a few $$$ in commission while helping them. If there was much more equity and you had the funds to do it, I would consider catching up the debt and gain ownership through Sub2, wrap etc.... but being so extremely thin, I say, NEXT.....

Ok. I'm really just worried about our first meetup. I believe those of us that make the first one and or two meetings will end up being some core members of the BP group and our biggest topic of discussion will be ongoing logistics including days/dates and times.

If any one is available on Saturday, Aug 4th am, say 10am(ish) I would completely open to that being our first meetup day/time
