Bobby Gerry, good luck with those motels of choice on that list. At least, I hope you show up packing some heat.

I'm with ya. It certainly seems that way here in Phoenix. List prices have been going up, supply of existing homes for sale are at 1.5 months supply at best sometimes.

Unless you're very experienced and your buyer agents knows and is comfortable with you calling the listing agent, I would be very careful.

I you were my client, I'd kick you in the shins for calling the listing agent. I would require all communication to go through me. I wouldn't want to give the listing agent any ideas they'll be able to communicate back to you directly without going through me. If that were to happen, certain things that could be important, I simply won't know about. That can create obvious problems.

Now, if I'm the listing agent and you call me, I'll find out whether or not you've signed an exclusive buyers agent agreement. If not, I'll steal you from them with confidence and then, make you sign an exclusive buyers agreement and then threaten to kick you in the shins :)

All jokes aside about shin kicking. Everything else I would do. I'm a nice guy, don't mind helping out but RE can be very cut throat at times. If I serve no loyalty to another agent, I'll quickly teach them that lesson.

Sorry for the long response. Go through your buyers agent, protect yourself in the sense that if anyone wants to communicate with you, they have to go through your representative.

Welcome to BP Neil..

The very handsome guy above me has a great point about reading all you can. Spend some time navigating the site. Utilize the search function and above all else, don't be afraid to ask questions you can't find the answer to or just simply engage in a conversation.

Hopefully you can connect with some fellow BP'ers locally as that's always a great resource.

Sounds like some shin kicking is in order for the local PM's

Well, if and when you do, hit me up. Maybe we can coordinate a local BP meetup at the same time.

congrats!

its bringing in $1300 now but you can get it up to 1700-1800? Thats pretty cool!

I got an offer for a client accepted yesterday for a tri-plex with numbers just under your purchase and rent rates and she's happy with it. Now, you gotta rinse and repeat right?

also, you ever coming down to visit your parents soon? we gotta meet up since I missed you and everyone else in Denver.

Nick, out of curiosity, have you found trying to develop relationships with sellers helps?

to be honest, no

I know I should and I will as time goes on. Normally, with SFR's, building relationships with sellers only was worth it if they had someone they knew that was selling via short sale etc....

Now that multi-family has become such a bigger part of my business both as an investor and Realtor, I know that building those relationships will be a valuable asset.
