@Bob Collett lead disclosures is not a local thing. "lead safe" that seems to be in Cleveland not in surrounding cities

@Brandon Metz depends on what area of W. side. If you are looking in Lakewood , yes you probably will be beat out by investors. also rents won't be high enough to fully cover mortgage. If you're going conventional rates have been the lowest in a while.

@Andrew S. the definition of an appraisal is one persons opinion of value for that day. If it a home you want to stay in long term than the "realtor fees" are not much in the long term. If you just think you're saving the fees and are therefore buying this property, buying at 94% of market value, find a decent agent who can negotiate on your behalf and you should be able to buy a home that you actually like for 94% of market value.

For traditional financing it will likely need to be in your name. Will also need a seasoning period of 12 months for a new appraisal (sometimes 6 months is ok). If you go the institutional lending route can do it in 6 months, some even earlier than that and will  probably want the llc first. Until you transfer, limit your risks - get an umbrella policy

Did a panel for 1200 on one of my properties. Recent roof tear-off for a 1600 sq ft. Sf 5k. Let me know if you need some referrals.

you will need 2 years tax return s for traditional financing (going through a refi now). You can go to private money/ har de money if it is an income priducing property.
