@P.J. Bremner @Timmi Ryerson @Frank Wolter that is why I manage my own as well. Unfortunately I don't have any decent ones to refer my clients to. And not to any of the companies promoting their services in these forums. Not sure what I will do when my portfolio gets to big to self manage. Open my own company?

best way would be to house hack - purchase a multifamily and live rent free.

Not cost effective for small multi  as I believe they require a monthly minimum. Been in  business 10+ years and servicing properties all over the country.
