Well living out here in Utah where we're not sure if we're going to have enough water to drink next summer we are very jealous of you all back east that have so much water you can just dump hot tubs full of it out every few days so people don't feel "icky".  :P

But other than that it seems like pretty much standard SOP you will need to drain it each time.  Don't some areas even have ordinances that require it to be drained between guests?

Offer a little extra, and convince them that it is actually better for their property since you will have a cleaner in there checking on the place every few days instead of a tenant in there who could do lord knows what for 5 years before you ever know there's a problem.

There are 12,200 vacation rentals in Orlando.  Last year there were 11,800.  Next year there will probably be 12,600.  Orlando tourism grew by 31% from Q1 2021 to Q2 2021.  Saturation is only an issue if you don't stand out, and it's easy to stand out in Orlando (theme rooms!!!)

Can an updated/spectacularly themed WHills 3/4 bedroom cash flow? I have a buyer who wants to use it 2x/year and STR rest of time w/ expectations of producing some income. In my past experience, this is tough to accomplish unless you self-manage and do your own mktg.

 Evolve's management fee is low because they only do the easiest parts of management.  Listing and answering inquires is easy peezy.  You get stuck with the late night maintenance requests and all that jazz.  Even that is not that difficult though, self managing is the #1 option and what 90% of us here do and will recommend.

If you're set on paying someone to do the easy stuff though I'm sure someone here would do Evolve's part of things for half the price and a 5x better job.  Heck I would.  It's 20 minutes of work a week.

Just ask Evolve.  I spoke with them back before I knew what I was doing and they are very open about this stuff.  It's very reasonable for a prospective client to ask what happens to the bookings/listing if you decide to stop using them.

My guess is the bookings, listings, photos all go away.

How do people get short term rentals set up from out of state?  The most common way is just to bite the bullet, take a week off, and go do it yourself.  It will probably be the only time you ever have to see the property.  Yes it sucks and yes it's stressful but it's the only really hard part about the whole ordeal.  And realistically Evolve is not going to help you much with this part anyway.  Yeah they'll write the listing (probably poorly) and hire the photographer, but as far as I know they're not going to order a couch and assemble a dining table and stock the kitchen and all that jazz so you've gotta do that either way.

FWIW if you're really intent in not traveling to set it up, I did hire someone to do that part for me in one of my properties where some family health issues came up and I really couldn't get away for a week.  It was pricey and they didn't do as good a job as I would have but it worked fine and the place is renting great.  Granted that was in a well established rental area so it was easier to find that kind of thing but I would imagine there's someone that does it in a place like the poconos.
