My first deal was under contract and I didn't have a clue. Then I had to learn. I also had to extend my contract. The sellers were so mad. The realtors didn't get to buy Christmas gifts off me either. I didn't have a mentor. But the deal got done. 

I asked questions from many in here. Both from open forum and PM. I owe them a lot. I owe this forum a lot also. Just get it done. If the math works, do it. The second and third one get much easier. Then it becomes second nature. Soon, you still be telling lenders they figured the numbers wrong and show them what they did wrong.

Since I am a contractor, I can always find myself. Property manager is hard for me. 

I will say though that it is hard to find handyman people that will follow through. I had a friend that wanted to become a handy man and asked me my advice. I told him that if he would just show up and do what he said he would do, he could write his ticket. 5 years later and he is the go to guy in town. Now, if we could just get a few more like him, we would be ok.

 It actually was something about some missing info. I was first told it has never been surveyed and I called BS on that one. There is no way that in 300 plus years, no one has ever surveyed either that property or the ones next to it.

I’d be curious too as to Why it can’t be surveyed, surely they gave a reason? I’d call a different surveyor.


 I haven't talked to the surveyor. He is working for the seller. I will talk to they ones I know and see what they can tell me though.

Not sure if this is the right place for this but it technically is a lending question. A little backstory first. 

I have been under contract forever it seems on a simple cash buy property. I should have closed on it 2 months ago. The title company says they cant offer insurance without a survey. Surveyor says it cant be surveyed. I dont understand why not as I used to work for a surveyor in another life. I was a simple rod man but I cant imagine what the issue is. The seller now wants to go to a lawyer and get a warranty deed. I am ok with this but how can he guarantee a clear title without a survey?  

Q? 1. Can I refi this without a survey? 

Q? 2. How hard will it be to sell in the future? 

This is a super smoking deal but I can walk away. I just wanted to get all my bases covered. It appears it was sold on a handshake and a smile between friends.

Most deer leases around here are just to pay the taxes on the land. You can word your lease to not have any hunting cabins on it. It's customary around here. One lease I was on charged 1000 dollars a tree if it was damaged. Mostly, responsible hunters will take care of it and no fires or camping allowed. You drive there and you drive out when your done.

If you have old growth timber, you can probably get a lot I your money back in that cut. Hardwood is in demand right now.

I would call a mobile home mover. Many of them are flippers. See if they will give you some money on them. If they are on land and hooked up, I would sell them and charge lot rent.

I've been quoted (just last Thursday) at $15,000 per site for septic for a commercial grinder type septic. It will do 25 sites max. This is for a MHP and not an RV park though. Total cost $375k. 

Like @Will Stewart says, have your pump checked for flow rate and volume. Increasing a pump size is not that big of a deal but making it deeper just might be.

This is just my opinion but that home is not mobile anymore then the next home on stilts. Pretty sure you could get financing for it. 

I see a few on the beach here and there. I always wondered how they saved money by doing that. As a contractor, I can just imagine the cost to get that thing up in the air without tearing it up. Why not just stick build it instead?
