 Must be Waco. I have driven all over Texas and have never seen a Wayco. Unless it is smaller than Nada Texas and I missed it somehow.

 I'm soon to be developing a 200 space RV Park in Eastern Washington and would like to chat about the current development numbers in an area like mine. I'm trying to figure out the numbers on a deal like this. Any help on current development cost or expense ratios that would be wonderful. We would not plan to self manage this so would need to factor all of that in. 

This is going to be a very nice wine themed RV Park over 20 acres. We will build out the first phase of 50 spaces and keep going in 50 space chunks over time. 

Any and all help is appreciated! Thanks 


 We are looking at building one in Arkansas. We will be doing a lot of the work ourselves as we have dump trucks and equipment. 

I am figuring around 30-35k per site if I had to sub it all out. Copper is very high. Labor is high. Dirt, gravel and base is high. Pex is still relatively cheap but that licensed guy that puts it in is not. 

I'm figuring excellent base with gravel drive and not asphalt or concrete. The park will be nestled among the trees and low impact to land around it. If you want concrete or asphalt, you need to add more probably.

Plan to be busy next year. We should close on our latest mhp by Christmas. Then we will go about the process of selling the homes. These are high value, less than 18 year old homes. 

Next will be developing a new build RV park with an SBA loan. Finding the right land will be the hard part so we are even open to buying an existing one that is value add.

 Wow, this is an older post, but I did not know that 21st mortgage would do that on older homes. Do they still do that?
