 A toilet has a built in "P" trap. But it could be the sink P (or S) trap. If the commode is flushing though, that trap works unless the toilet is cracked.

 I'm not a CPA but I am doing a 1031 this year. Wouldn't the fees be on the expenses side of your taxes?

Like I said, I have no idea as I don't do my taxes.

 That is called a mortise lock and you could maybe get a door and regular lock cheaper. 

Your problem could be as simple as rotating the glass handle and tightening it up. Some have a keyway on all 4 sides of the square it goes on. Some do not. If that doesn't work:

Find a piece of square stock and have it machined to fit new glass handles you can buy like in the above post. 

lf the lock works you can salvage it fairly easily.

Opinion: Branson has a condo problem.  If you go through the town, it is easy to see how in the past they went all in on condos, hotels and boutique motels.  Now the town is stuck with them like an online retailer that went all in on DVD players and corded headphones when everything has now gone to streaming and Bluetooth...  They now have to skew investment into their aging condo complexes through utilizing red tape on single family homes.  I think this will change over time as the city planners eventually change over, but for now we are stuck with the extra work.


 I was at Table Rock 26 years ago. Midnight sail boat excursion. I was there for a time share my brother talked me into and of course I didn't buy. Brother did though. We are not the same people either. 

Is a beautiful area and I have always wanted to go back. Traffic was terribly thick in September though. How is it now? I have a 1031 coming up after I sign next week. You have anything? PM me if you do.

I know the normal stocks statement is that for every $1 million you have you can take out about 4% or 40k a year without taking down your principle. Obviously inflation has changed that (i believe I read an article saying it would be closer to about 35k a year). Adding cashflow from real estate investments can add to that. But I really think the best advice is to find a wealth management advisor where you'd like to settle down and discuss your options. Make sure they have experience with working with REI like yourself because most REI prioritize having a certain amount of cash on hand as opposed to mostly invested. By getting an advisor in the area you want to settle down they'll better understand local tax laws and also have contacts you may need such as accountants to create a better aligned strategy. Hopefully one thing they may recommend is municipal bonds. As REI we hate when rates rise but what that also does is help the bonds market payout (which most are tax free income). I am not licensed in financial advice so I'm not advising you to invest in anything but these are definitely things I would bring up with someone who is licensed to help you out. I hope my 2 cents helped.


 Sell it all except the one you would personally live in (in case you want to move back). Then 1031 the money into something else near where you are thinking about heading. My thinking is this. You still want something to do and since you have always done a lot of it yourself why not? I'm thinking a mobile home park that is already stabilized and just charge lot rent. There will still be things to do there but you have freedom to move around as you want to. 

But first I would take several vacations to scout out the areas you are thinking about.

 My thinking on that too. They say the Fed plans to raise rates 6 more times this year. I don't think they will but they will probably raise it at least 2 to 3 times more.
