@Jacob Chaney very simple! Market rents is what the market is currently demanding for rents and lease charges is what the property is actually getting.

@Andy Mercer you can use your own cash and start small with a duplex. House hack it. Live in one unit. Rent the other unit out. Or depending on your experience get into a few flips (risky sellers market) build up your cash even more to deploy into larger assets when the time is right

I would start with the duplex and house hack it @Dwayne Jelks Jr. This is the best way to build wealth and get managerial experience at the same time. Understand that with FHA you will have to live in one unit. Rent the other unit out and keep your expenses low.

How much should I offer for a 32 Unit multiplex -16 one bdr and 16 two bdrs that rent for $895 and $995 per month? (In order to truly know what to offer on this property you will need the T12 or T6, as well as the latest rent roll displaying the properties past performance to determine a fair offer. Without this makes it hard to come up with fair offer)

How can I find an investor for the down payment.(Network by going to real estate meetups. You can find them locally in your area by going to meetup.com)

1) investors experienced with LARGE multi family (You should think about going to multifamily conferences. Joe Fairless, Rod Khlief and Jake and Gino usually put on some good conferences. Here you will meet and connect with operators who own hundreds and even thousands of doors)
2) individuals experienced in raising money/capital for real acquisition funds (See above answer)
3) high volume wholesalers (Go on meetup.com and search for all local real estate clubs in your area. Join them. Go to the meetings and network. These meetings usually have a ton of wholesalers that come across off market inventory quite frequently)

@Jordan Santiago consistent follow up with the broker to show you are serious. What will help win them over is you taking a trip to that market to meet with them in person. It's a big sacrifice, but a sacrifice well worth it. This will set you apart from other investors who are vying for their attention as well
