Hi Jim,

Right now I am in the learning phase but not ready to dish out $5000 to a guru. If he was wiling to take payment after my first deal from what he teaches me, I would be more than willing to pay that high price.

so I attended this webinar that was advertised here last week with a gentleman named Pat Cleary from San Diego. After the webinar people made appointments with him to call us directly and tell us about his program he runs. After our phone call that sounded very interesting as him being a mentor and walking us through out first deal, I asked him to send me some more info on his program. 

So he sends me his 8 weeks course outline and says he charges $5000 up front. Just wondering if anyone out there knows him or has done anything with him and is his program worth it or should I just continue to learn for free here on BP.

Is it recommended to open up a business account with your bank before you start investing or can you do it maybe after your first deal and make sure this is something you want to do going forward?

 Thanks for the reply back Logan. I am actually in San Diego not San Fran but still the same for the expensive housing market. I do have a job waiting for me when I do get laid off. It's a little less money but at least I won't be out of work for too long and I can just bank my severance and use that for investing.

But yes, thats why if I can find people to trust and help me get started buying out of state, I would want to go that route.

So i have been reading so much here and listening to so many podcasts and I really want to get started to flip some properties and eventually maybe get some rental properties once I get a good chunk of cash saved up but don't really know where to start. Looking for someone maybe to partner with for a while while mentoring me along the way until I can get out on my own.

I work full time here in San Diego as an IT Engineer but there are massive layoffs going on and I expect to get hit sometime along the way. I have 18 years at my company so I will be getting a huge severance package of almost a years pay so I will use this and invest into some properties. Right now though I have access to around 25K of credit to try and start with.

I know that's not much to start with in the Cali market so I am not opposed to looking outside the state. I would like to grab something in the Crown Point Indiana area being that is the area I grew up in.

I wouldn't mind using a HML to give me a start but not sure how easy that would be since I am just starting out and have no credibility as of yet.

Anyway, just putting this out there to see if anyone would want to partner up and mentor me along the way.
