@Andrea DeBell Hi Andrea, welcome!! I hope you're excited about your move to my neck of the woods! I'm on the peninsula about 20 minutes south of SF. Thank goodness the Bay Area is a big ole place, where prices vary widely. I've been multi fam owner on the peninsula for a long time now. 

Yes, its too tenant friendly here, but its all I've known so doesn't seem too bad and good screening and qualifying go a long way.

@Mindy Jensen Thanks for clearing that up for me. I thought the buyer's top price would remain top secret to the seller.. Obviously I sucked at knowing that ;-) but not anymore! Thx!!

@Mindy Jensen I'm unclear about how the seller's agent can remove the clause in the counter and bump to the highest price @Tim Ball would be willing to pay without being privy to Tim's highest (and as yet unseen) bid. Only if Tim's agent were unscrupulous would he be able to know this, correct? Or...I'm misunderstanding something.

@Jeff Rabinowitz it's very common practice, doesn't cost a cent, and they absolutely do have insurance. Can never cover your bases enough!

@Bill S. I have a good PM Co that does me right, and they asked me to put them on my policy as additional insured. Easy breezy and if someone gets hurt or has a gripe and sues, as y'all probably know, they sue everybody!

I've had a few real besties, and they've been inherited. When I purchase bldgs. I make a point of saying hi and letting residents get a feel for who I am, (and oh so vice versa!). A handshake and a smile is reassuring to all. And lest I forget: the rent. Yes, the rent on time is most reassuring. A mustie for any and all bestie contenders!!
