My sympathies. Have felt your pain!! But sounds like she wants it both ways. Not on the lease but wants to stay. Yes to eviction attorney. Unavoidable, IMO.

I'm dealing with newly discovered wood floors as I write. Just got a bid for 3.75/sq.ft. Think i can do better so getting another bid. NOT having my handyman do! Profesh on that. Rental agent happened to bring prospect by when I was going thru a long list of renovations I wanted. Apt was in horrible condition when she saw. I told her it would rent to someone with vision!  She put in her app yday!!

hi, I see this is an older post. Surprised you didn't get any responses. I rent out rooms in my home and use a standard rental agreement. I cross out and initial, (and I have my tenant initial as well), where appropriate, then add language so that the agreement is relevant to renting the room only. I will put in use of kitchen, etc. where there is extra space. I do like to keep things formal. I believe they take their tenancy and responsibilities more seriously that way. I also do credit and background checks.

I will ask my banker/lender about this Q as I may have that option myself. You don't want to lie to or get in trouble w a bank. Thinking if you can't get a straight answer that means there may be nothing in the language of the HELOC docs that expressly forbids. Also, you said you will be moving "eventually". So it's not as tho you're going to pack your bags while the ink is drying on the HELOC. Always best to get the definitive answer before moving forward!!

one thought is to hire a PM expressly to rent your home to a qualified tenant and then u take it from there, verifying for yourself that your new residents are in deed well qualified!!    Your  handyman can go by there a couple of times a year, in addition to repairs, to change batteries in smoke and CO2 detectors, and just as important, report back to you anything he sees that might be amiss.   Having said all that, I personally would only use this model if I were local.

Hi, and welcome! I was flung head first into multi fam many years ago. And was not an A or B prop. Perhaps starting w a duplex or quad would be a good starting point for u?

horrible all the way. When my tenants are friends they tend to share what ea is paying in rent. My long termers are usually paying less...which upsets the newer arrivals.

20 minute shower days are oh so gone for me  in CA with the drought. :-( Being the mean property owner I am, if that were my resident I would install the low flow shower head and remind her I rented the unit to her, not her BFF too. And tell here to get out of the shower when the hot water runs out after those long showers. Her showers are plenty long!!!
