Ok...3 buildings = 3 roofs 3 water heaters....I have a 10 plex. Uses 2 water heaters.

Great job!! I coulda shoulda woulda talk to my neighbor who had a torn up rental. I didn't because she said she had multiple offers and was in escrow. Fell out, other offers went away and ended up with a buyer taking a long time to close. Coulda given her a quick close had I mentioned the property to her. Livin and learning!! Won't happen again!!!

Search private lenders in your area, and network the heck out of yourself. Chances are there are investors or JV partners just waiting to do a deal.

I agree with @Marcia Maynard Your lease is not clear enough. A couple hundred bucks is definitely not enough to quibble over, or worse, fight over in court. Make your lease tighter, learn and move on...

California, where I own is also considered tenant friendly. If I were managing myself, I would speak with an eviction attorney before taking any steps, (aside from serving a 3 day notice to quit or pay rent). 

Here in CA eviction attorneys are a necessary part of the process. I can't imagine it's too different there. But in any case it's important to manage in a professional manner. ie documenting everything in writing and no cutting off electricity, etc.

@Toyin Dawodu Thank you for that great post! Like you said, the 3-day seminars are just too packed with information. BP has that much info and more, but unlike a seminar, we can take it at our own pace...Listen to a podcast, for example, digest, then listen again, and post any questions about it. Virtual mentoring all over the place here! 

@Ryan Dossey Yes, yes yes to "Buy houses not courses"! No no no to their mentoring for a fee! Now that's a true contradiction!!

When I sold, my agent asked for and received, actual income and expenses from me and put it in the offering. By doing this, potential buyers were made aware. He did include a proforma with market rents as well.  When I got an offer, all that was required was for my agent to verify all information with contracts,  actual financials,  etc. 

I would definitely not give resident leases to any potential buyer unless in contract. Afterwards, they are welcome to do their due dilly to their hearts' content.
