Oscar, Welcome to BiggerPockets! If you don't get replys from your post, check out the REI Clubs link on the left side of the page on this site. You should be able to find one near you,. and check it out. Usually the first meeting is free so you can see if it is for you. Take some business cards (cheap to get - even free plus shipping on Vistprint.com. ) and pitch yourself to the other investors. If no one will mentor you for free, then at least get their info and parameters if they are buyers. Then you have something to work on - looking for properties they would buy if the parameters of the deal fit their profile. Good luck, Mike
Joe, I applaud you for getting involved in this industry at your age. Most guys do not have near thart much foresight to see what a great opportunity it is. I think if I were you (and i do wish I was 16 again in some ways - if I could take my current brain back with me) I would check with your state laws to find out what the minimum ages are for various things, like real estate ownership, leasehold ownership, etc. It may be that you can control a property through a lease purchase unless one has to be 18 to enter into a lease. At your age you should be able to get insurance and have a bank account. You probably can get your driver's license if you don't already have it.
Then you could join a REI club and ask around for anyone that would work with you if you were to find good deals through marketing and bush-beating. You might be able to work hard and get bird dog and wholesale fees. Save your money and build your credit for a few years, and then at 18 you are on your own, with no barriers. I think you are correct. I have had alot of luck when sending a very simple letter:
Dear____,

No matter what the reason they have to or want to sell, they may call me, because they are curious. Also the letter is on yellow legal pad, in an invitation envelope, so they will at least open it. Mike

Tammy: Let me know if you ever want to sublease your house at that rent! You can barely rent a decent little house in my area for that price and Al Pacino is nowhere near!

Hello,
I posted this once along time ago, and never heard from anyone. This system apparently charges $495 in order to gain access to their network of Buyers. They offer training and materials. You then generate leads, find deals, and you can get funded through them and I guess receive an assignment fee if you are not participating in the deal. Has anyone used this service? You can check it out at www.finditandfundit.com. Thanks, I was thinking of using this to expand my abilities, but don't want to be a victim of a scam. Mike :crazed:

I know you have heard this before, but if your parents are willing to pay for your college, I would strongly suggest letting them have that honor! If nothing else, take classes in construction management. If you have the resources to jump into wholesaling and can make it work, more power to you. but, a college experience is valuable too, both for your emotional growth and for a degree to fall back on. You will need cash for your marketing, and real estate investing takes alot of hard work, so please explore all your options. Good luck, Mike
