Are these properties and comps in your area, so you can check them out for validity? I get sent alot of stuff like that from various websites that state low ARV's but how do I really know if the info is true?

Hey Michael,

What would you be doing with the land, sellling it right away or developing it? Was it previously a building lot and the house burned down, or what? If it hasn't been developed ever, then there will be the cost of entitlements. Just a thought, why not try to buy some developed properties that will give you instant return in the form of rentals?

Hay Hubert, Welcome!
A few ways to accomplish a buyers list:

-Join a real estate investors club in your area (see the list of links at the left hand side of the BioggerPockets page). Network with other investors and get business cards of ones that are legitimate buyers.

-Call "For Rent" signs in areas of your town. These are current landlords and may want to beuy additional properties.

-Place a number of "Bandit" signs in several areas that say something like "Investor Special 3/2", or Rent house for sale". If they call you, say you sold that house but would like to find others for them at good prices, Get their parameters and then start looking for houses that fit their criteria.

-Run Craigslist ads similar to the above. When you get replies always try to get their email address, so you can build a llist to do email blasts to.

Sounds like you have a good drive for success. Now is a good time for education. Read all the posts on this site in areas that interest you, such as the Wholesaling and Creative Financing forums. Then also educate yourself to the markets that you are interested in. At some point you will feel comfortable diving in head first and taking action. :beer:

Just FYI, the forum you posted in is not a forum for advertisement of your services. There are other forums on this site wwhere that could be permissable. The forum you posted in is meant for nwe members who are introducing them selves, and telling the rest of us what they do or are planning to do. Then probably the best way to do it is to find a way to learn about the pending HOA forclosure, and contact the owner themselves and see if they are willing to sell at a discount rather than let the HOA vultures swoop in.

The question I see is, can we as REI's profit somehow by getting into the HOA foreclosure system? They foreclose for a dollar for some reason like non-payment of HOA dues, or some other policy like bird droppings, and we come in and buy it for a good price? has anyone done this?

He may really not have known, or he may have been embarrassed to acknowledge this, especially if his sons were there too. You could send a quick letter to him letting him know what you would specifically offer for the property, or that you will help him to contact his lender and try to delay the sale- if he is interested in selling, or course.

There are so many REI, it is important to stand out from the rest - that can be done tastefully, doesn't have to be cheesy :lol:

People wanting to sell their house have usually dealt with a Realtor along the way, so they are used to seeing photos on a card. I don't think a photo card is bad, and extra color on cards is a good thing I think, to stand out. I personally don't like the used car salesman approach of using the ugly yellow WE Buy Houses cards, but I understand why people use them - they must somehow work, just like the car salesman's gaudy coat and tie. :beer:
