Welcome Anthony, to BiggerPockets! Good luck in gettiung started birddogging. First thing is to go to your local real estate investment club (see the link for this on the left side of the page), and exchange cards and conversation with the investors. Call For Rent signs and ads and talk to landlords about what they like to buy, and then go find it for them. Mike

Brad, sounds like you havwe a good start and understanding. Knowledge of appraisal will help you in general in sizing up properties you may want to purchase. What were some of the things that happened before(lessons learned) that can help you in your current investing? Good luck, Mike

Sniper, I agree with jason. However, if you are buying business cards, or making signs, or doing stationary, you may as well have it be of a design that is consistent in color, copy, etc. so that it is pleasing to the eye and easy to remember. I wouldn't spend alot of time and money designing a logo, I'd spend that money on postage for your marketing piece. Good luck, Mike

You could concentrate on motivated sellers who will let you take the deed subject to, or lease purchase the properties. As for rehab, you could call some hard money lenders and se if they will finance you. They usually are more concerned with the LTV and equity in the deal. Good luck, Mike

I don't know another one besides Realtor.com, but you could Google real estate in whatever city you want, and then look on the website of real estate companies that are big in that area. Also, if the city has the national chains, like CB or Remax, many times one of those will have data on listings nationwide, where you click on a map which state you want. Good luck, Mike

Hello and welcome to BiggerPockets! Interesting post - I don't understand why the SSA says you can't own rental property. There must be a long story to that one! Does that mean you can own your own home if you live in it?

When you say "help me get what I want" do you mean to obtain home ownership?

What kind of income source do you have now, besides SS income?

When you say you are not allowed to work, does that only mean a conventional job, or one that requires certain physical activity.

The reason I'm asking, is that with your great background, you could probably do well in real estate investing by doing alot of the research that is entailed in finding potential sellers through marketing, surfing the web and other ways that don't require physical labor.

You could go on Craigslist and contact landlords who are trying to rent houses, but would prefer to sell them. Offer to lease purchase their home, or get them to carry the financing for you. Make lower offers until you get one that is motivated enough to work with you at the lease rate level you need.
