Based on what you've provided here, this is not a good deal.
You should be at least aiming to break even on a deal like this. Being in the red from day one is not a good start to a potential 30-year commitment. I also believe you may be underestimating the holding costs from the tenants vacating until you get new tenants. This can eat away your savings because you still have to pay the mortgage, real estate taxes, and insurance even if the building is vacant.

Starting out is tough! However, I don't think you are necessarily suffering from crippling analysis paralysis. I think the deals you are looking at just aren't penciling, and that's okay! Listen to the numbers, always.
