@Jay C. It's not at all hard to do in Little Rock. Let's take my last few... 4/2's and a 4/3, $85k for $1100-1200 in rent, $95k for $1250-1300 in rent, and $65k for $950 in rent. I currently have a SFH I'm wholesaling that will be a duplex after reno and it's $150k for what will be $1100 and $950 rents conservatively. It needs a rehab but those are still good numbers. You can beat the 1% all day long in Little Rock.

I'm in Little Rock.  You can make a lot of money here.  We do have a rather active war zone (s-ish) but they are in specific areas.  Just be sure to work with someone who knows the local market and you'll be fine.  Let me know if you have any 'boots on the ground' questions.

@Sara Waters I'm in the Little Rock market and we have great numbers here. I'm wholesaling a SFH that needs a rehab but is already structurally set up where it would make a very profitable duplex too. Contact wholesalers in the markets you are interested in and you'll find some.
