@Aaron Bloodworth, yes. Put the property in a land trust and funnel the beneficial interest from the trust to the LLC. You should make a point to come to our REIA in LR. Trust me, it's worth it.

@Dan Ward, we meet the second Thursday of every month. Networking (with food of course) begins at 6pm and the meeting begins at 7pm.
Most of our meetings are held at the Crowne Plaza hotel at the Shackleford/630 interchange. I'll try to add you to our group on Facebook so you can get updates.

@Christopher Robinson, I'm in Central Arkansas as well and was just speaking to someone today with properties in Cabot. You should come to our REIA. It's the second Thursday of every month.
As for being busy with work and travel, I would love to talk to you about doing a joint venture so we could both benefit but you wouldn't need to spend any more of your time.

House hack now and skip the FHA. You can easily get a property with creative financing or a private lender. Or there are other ways to make it more difficult to upset the mortgage company. I'm in Little Rock as well, have you ever been to our REIA meetings? You can learn so much there. You and I could also do a joint venture where I could manage the property for you while you are gone. There are a dozen different ways to make this work. Mylo's (my 'Go To' meeting place) is closed until Friday but if you wanted we could meet somewhere else Thursday for coffee to discuss it or meet this weekend.

@Jonathan Boyd, absolutely you need to know the rehab budget BEFORE making an offer. I agree with everything Allison said as well and would also be interested in it myself. I'm going to message you the contact info for my rehabber and let him know to expect your call.
