@Kevin Dai, I am planning to do what you want to do as well, in Houston. I am thinking about the Cypress area. Yeah you won't get the "city life", but you will get a rental that actually makes you money when you start renting it out. If I was single, I'd buy a condo near one of the colleges and house hack it! Live like a student (party with the students), while making money on the students :)

Make sure the numbers makes sense, that's the most important if your goals is to rent it out after a few years.

@Oscar Macal, you have gotten pretty good advise from the people above me. I would also suggest that you:

-Start calling local Credit Unions for refi option as they often are more willing to work with people than big banks.

-Move into this new house and rent out/sell your old house.

-Go to your local REIA to see if someone would be willing to buy it as turnkey investment.

Best of luck and let us know how it goes! :)

Thank you for asking this question @Shonnie Burnell! I had the same questions so I learnt a few good tips today. I bought J Scotts books, looking forward to read them.

Hey @Navya Rajput, welcome to BP!

Make sure to check out the Ultimate Beginners Guide on www.biggerpockets.com/UBG, it'll give you an overview about real estate investing.

Also, if I was you, I'd do as @Jay Hinrichs said about taking the RE license, it'll be advantageous to have access to the MLS (I am planning to take the license this summer, just need an SSN first :P ). Also, if you have the time, take a part time job in a real estate firm (brokerage, loan office, do work for local investors etc), that'll pay you some money while learning stuff about RE!

Sounds like you are having a great start. Keep up the momentum and read, read, read as much as you can on BP about the niches that you are into.

Good luck investing!
