I wish you all the best looking for your first multifamily! I am moving to Houston early next year and have already started looking for a small multifamily property (less than 5 units) to live in. I am currently looking at realtor.com but can't really find anything of interest. If anyone has off market deals, know anywhere I can find deals or any deals at all that would fit in my criteria, feel free to forward them to me :)

Welcome @Michael C.! Make sure to check out the Ultimate Beginners Guide (http://www.biggerpockets.com/real-estate-investing). It is a great book that will give you the 40.000 ft overview of real estate. After reading it, you'll have a better understanding of what strategies you might want to look further into.

Hey guys! I am moving to the USA next year and hopefully moving to Houston, Texas. I have been interested in real estate investing since I was a teenager, but I have yet to buy my first property. I started studying real estate in January this year, and I have read a lot. I wanted to start out flipping houses but considering the current hot market and the fact that I live in Norway, I decided to pursue buy and hold investments (not eliminating the possibility of me doing flipping in the future). I am looking to house hack a small multifamily (duplex/triplex/fourplex), whatever I can find. I am about to start analyzing those kind of deals, but I am a little confused about what exactly to look for when analyzing a small multifamily property deal.

I know I can use the rent calculator here on BP, but that doesn’t take into consideration the comps in that particular area. Would you suggest that I run comps separately and then also use the rent calculator here on BP?

Also, let’s say I find a deal that may look interesting (by looking at the physical condition of the property), how do I figure out the costs such as insuranse, garbage/sewer, water etc? I mean, I need to find out about these costs prior to making an offer on the house don’t I? And I can imagine that it would take time to find out about those costs.. Wouldn’t I loose the deal, for being too slow to making an offer on it?

I want to make it a habit to analyze at least one deal every day.

What I am looking for is how an investor who regularly buys these kind of deals, analyzises them fram A-Z :)

Hey! I am 27 and I started studying real estate investing in January this year after taking a course with a "guru" (yeah I know, but honestly, I learnt a lot of good stuff from his course and would recommend it). I've always been interested in real estate but never thought about pursuing a career in it. I am an engineer within Oil & Gas. I currently live in Norway and I haven't done any deals yet. But I am looking to move to Texas next year, and the plan is to househack using a multifamily! At the moment, I am reading as much as I can on this topic, every day after work. It's great to see so many young people doing this, I can't wait to move over and get started! In the long run, I want to flip houses in order to make cash, so that I can invest that cash into my buy and hold deals.

Hey Robert , I am also a newbie looking for deals in Houston. I don't currently live there, but when I move over, I want to buy a small multifamily (2/3/4 plex) and live in one unit and rent out the others. I am most likely moving next year, as soon as my visa is accepted!

My tip to you would be to read the Ultimate Beginners Guide here on BP, it gives you a pretty good understanding of real estate investing, and will help you to determine your niche.
