Hey @Rafael Pacheco and welcome to BP! I am a very new investor myself and am using BP a lot to increase my knowledge as well as getting in touch with investors all over the country. Be sure to give of yourself and don't be afraid to contact people and ask them questions. A lot of great points made above. I am also starting to invest in San Antonio (and Houston). I see that the market in SA is getting hot and properties have multiple offers. The numbers often stop working for me when several offers are made on the property. If you look into the lower income areas, then you may find deals, I try to stay away from them, at least for my first few deals as I've been told that those areas have higher crime rates. When it comes to finding a realtor, it's a numbers game. Call the offices and ask for a "investor friendly" realtor. Best of luck!

@Babe Savage You can do your due diligence by going to the property and take a look (bringing somebody who knows what faults to look for would be a good idea).

You can also make an offer on the property and have it under contract and then do your due diligence. If you are not happy with the property, you can step out of the contract within the due diligence period (inspection period).
