The Columbus, Ohio market is hot and continues to be because of the profit potential! I still come across deals constantly that I think would make great investments.

If you are looking at out of state investing, Ohio could be a great option. Many out of state investors look at Cleveland because it is consistently labeled as a top market for cash flow with opportunities to get in at a low price point. Another great option is Columbus, which holds OSU that enrolls more than 60,000 students. Large expansions by Honda, Intel, Amazon, Nationwide Children's hospital and Ohio Wexner Medical Center are showing great appreciation in Columbus real estate. Let me know how I can help.

Hi Nick, 

I live in Hilliard, Ohio and helped plan my sisters wedding last summer. The demand for nice venues are in the area HIGH! If zoning allows it, I think that would be a great way to utilize your extra land.

Hi Alex, 

I think 1-2 bedrooms are ideal, however, 3 bedrooms couldn't hurt! As long as you are priced relatively well, it could be a good option for professionals traveling together, or with their families. I am currently looking at getting into MTR's and would love to connect and chat!

I think Airbnb Arbitrage can be a good strategy for beginners with little capital starting out and minimal knowledge of rental income. It depends on the market rent in your area and the demand for STR's. To begin, I would recommend calling around and making sure that apartments, condos, or houses for rent in your area allow subletting or even corporate leases. In Columbus, Ohio some of the companies I spoke to allow corporate leases but will still need to run your company's credit for a certain amount of years to determine eligibility.

I would recommend connecting with a realtor who works with investors. They are typically working hard to source off-market deals that can be much lower than listing prices. If your market is not working out, consider investing in a different city. I'm happy to help.

Hi Madison!

There are so many factors that influence what constitutes a good deal and I agree it can be overwhelming! The first thing you should do is decide what your long-term goals are. Are you fixing and flipping, using the BRRR method, looking to house hack, or using it as a long-term property? With that in mind, it will be much easier to figure out what you need in a deal (higher COC, the potential for appreciation, a turnkey property, etc). Zillow and Rentometer are good tools to use to get an initial idea in your deal analysis. I also highly recommend connecting with an investor-friendly agent in your area. Hi Paisley, nice to meet you. I am a newly licensed real estate agent, which is a decision I do not regret in my journey of RE investing. I am currently looking for my first investment property and I am leaning towards making it a mid-term rental. In my opinion, Columbus, Ohio is a good market for MTR because of its big population, many large hospitals, and new developments. If you are considering a different market, I'd love to chat!

 simply put, there are no bad times but there are plenty of bad deals. If you don't do the analysis and homework, you can go broke in any market.


 This is very true! Regardless of a market's condition, there will be good deals out there. If you are struggling to find good deals in one city, try the next.
