Hey @Bethany Tran, try looking into Columbus, Ohio. 350K-450K is a good budget for 2-4 units depending on which neighborhoods you're looking to invest in. Overall, the city has seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's Hospital, and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students. Cleveland is another great option here as it is consistently known as a top market for cash flow with opportunities to get in at a lower price point.

Hi @James Tarantino

If the numbers are not working where you live look at investing in other markets. A good place to start would be markets in the Midwest with lots of population growth and job opportunities. I would recommend checking out Columbus OH and Cleveland OH.

Have you considered investing in Columbus, Ohio? Columbus has seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's hospital and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students. Cleveland is another great option here as it is consistently known as a top market for cash flow with opportunities to get in at a low PP.

Congrats on looking to grow your portfolio out of state! I think this is awesome, it forces you to really be an investor instead of a landlord. When considering OOS investing, look for markets with strong economic fundamentals, such as job growth, population growth, and low unemployment rates. I have to agree with the other posts that investing locally is ideal, however, it may not be an option in everyone's situation. Investing out of state can be more intimidating but I would try to connect with as many investors and professionals in that city to help you understand the market. I think it definitely pushes you to be more of an investor than a landlord!

Hi @Michael Kotylo

I would never recommend negative cash flow, even if your profits after refinancing can cover it. You may be better off rehabbing and selling or looking for another deal that does cash flow. If you can not find deals in your market that cash flow, consider other markets.

I would start with finding a RE agent in those markets. An investor-friendly agent can definitely be an asset for an oos investor by giving them experienced insight into the market's neighborhoods and providing them with important resources like good contractors and off-market deals.

I believe the Cleveland area still has good numbers. I would also look into Columbus, Ohio. I invest here locally and we have a good mix of cash flow and appreciation.
